Stacked Framing

Our homes are built with a framing technique rarely utilized in the region.
The current industry standard wall consisting of 2x4 frame at 16" center is being replaced by a 2x6 frame at 24" centers. It is more cost efficient and faster to build and adds a bonus of saving energy. 

The system reduces material waste due to the fact the home is designed on a 2' grid. This reduction is achieved because wall panels and sub-floor are 4' wide and floor joists and lumber are sold at 2' increments. This saves landfill space and reduces dumpster fees. The average material savings per house compared to traditional framing is 5 to 10 percent.


The framing elements are farther apart allowing for easier installation of services. Everything fits easier, which minimizes the holes drilled by the plumber, HVAC installer and electricians. Everything lines up so the load paths are direct. This leads to fewer, but stronger, connections. The work areas for mechanicals are aligned, which makes it easier to install.



Stacked framing saves energy by reducing the number of wall studs. Framing studs are a heat loss and the 24" spacing increases the amount of insulation by 15 percent. This combined with the 2x6 wall and R23 insulation creates a very energy efficient home.


Stacked framing benefits the new home buyer due to the energy savings and cost of construction savings.

Stronger Floor Systems

Our homes are framed with more engineered products than most builders. This creates a stronger house over the course of time. Engineered products allow us to achieve longer floor spans, quieter floors, and less drywall cracks. Our homes also save lumber and have less waste after framing the home.

We frame all of our homes with "stacked framing". This is completed by installing the floor joist in direct alignment with bearing studs and trusses. 


Our floor systems are built with 12" TJI Joist and 7/8" structural subfloor. These products are produced from waste of traditional lumber and are made stronger than builder grade lumber. This process reduces environmental impact of building a new home. The 7/8" is engineered to withstand weather, which may occur during the construction process, and does not warp. This subfloor also reduces floor squeaks as compared to standard 3/4" OSB.


I-Joist floors do not shrink over time as traditional lumber would do. Ultimately, this reduces squeaks and eliminates the chance of warped floors.

Our exterior walls and roofs are covered in ZIP SYSTEM sheathing (commonly referred to as plywood or OSB). This product is part of our Advanced Framing System.

Quick and simple install eliminates the need for house wrap and instantly protects the home form weather. The house wrap is impregnated in the sheathing preventing the chance of winds damaging the house wrap and water infiltration. The roof zip eliminates the need for tar paper which becomes brittle during extended periods of weather.
Taped seams form a tight barrier against air leakage, creating an energy efficient building system. This system creates a tighter home by not having any exposed house barrier seams or chances for improper installation.
ZIP SYSTEM panels are structurally designed to increase the strength of the home. Our homes are built to be stronger and it starts with the ZIP SYSTEM sheathing. We use ½ sheathing on the roof which prevents sagging as seen on may homes with OSB sheathing roofs.
